Summary: This position will be responsible for leading and managing the process associated with development of strategic sites in the country. Strategic sites will include macro cells, small cells and in building solutions with a high potential for future tenants, providing the company with a large set of compelling opportunities. Duties include building relationship with clients, real estate developers, municipalities
and any other group that can provide potential locations or sites and management to ensure workflow is being achieved and milestones are being reached in a timely fashion.
Essential Duties & Responsibilities:
• Source Small Cells, In Building Solutions and new opportunities and deals in the market
• Actively lead in-market Small Cells and In Building Solutions response processes.
• Create and build relationships with senior levels of in-country operators.
• Create and build relationships with management teams or authorities of real estate developers (malls, housing developments, industrial developments, office developers, hotels, etc.) and Municipalities.
• Gather carriers and market information to be utilized in pricing, build out analysis and to determine feasibility of lease up on current inventory and in helping decide where new towers should be built.
• Source strategic locations, small cells, In building solutions, new opportunities and deals in the market
• Coordinates with the local SBA office and SBA corporate to track and ensure the delivery of site information packages to maintain our high level of customer service.
• Build and maintain information on opportunities.
• Assist Country Manager on new market strategy and development.
• Build and maintain strong and positive relationships with internal teams.
• Provide input in the preparation of accurate financial models that meet SBA´s investment criteria.
• Keep customer information tracker and different SBA customer related proprietary tools updated.
• Communicate offers and negotiate contracts with real estate developers (malls, housing developments, industrial developments, office developers, hotels, etc.) & municipalities.
• Direct and coordinate deployment meetings to facilitate the solutions of development process.
• Establish and enforce SBA policies, regulations and applicable laws.
• Resolve issues with outside vendors that have not reached a resolution in a timely manner.
• Review and communicate project results to Country Manager
• Other projects and duties as assigned.

Qualifications:

Education and/or Experience:
• BA/BS required or equivalent business experience.
• Strong real estate experience, leasing, zoning, permitting and contract negotiations.
• 5+ years of real estate experience, leasing, zoning, permitting and /or contract negotiations.
• Telecom experience preferred
• Financial preparation and analysis skills required
• Ability to take full initiative to complete assignments and effectively interact with all levels of associates
• Ability to read and analyze legal documents required.

• Ability to analyze operational data, interpret business drivers and develop performance measures and recommendations.
• Strong communication and negotiation skills a must.
• Must demonstrate intermediate knowledge and ability to work with MS Word, Excel, Power Point, Internet navigation and e-mail usage required.
• Periodic travel required via automobile and /or airplane.
• Experience with equipment vendors is preferred
Language Skills:
• Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures and/or governmental regulations.
• Bilingual, Spanish/ English preferred.
Mathematical Skills:
• Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area and volume.
Reasoning Ability:
• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Certificates, Licenses, Registrations:
· Valid Driver’s License.
